MakingtheOffer• Once we have helped you find the "Right" property, it is time to make an offer • Review recent comparable home sales to determine the offer price • Explain the contract's components to present the best offer • Explain all necessary disclosures and attachments • Assist in the decision of how much deposit to offer and the escrow procedures • Review the Home Inspection addendum and Home Warranty Information • Present offer to Listing Agent • Work in your best interest during the negotiating process 6. TransactionManagement• Handle many of the details of your transaction • Help set up any of elected or required inspections (Home Inspection, Wood Infestation, and Water for examples) • Negotiate any problems with inspections if any • Provide and explain any preliminary closing documents • Attend the preoccupancy walk thru before settlement to ensure cleanliness and make sure all appliances are operational • Transfer necessary utilities in your name at closing • Attend the Real Estate Settlement with you to ensure accurate accounting 7.
